Emmett E. McCool III
Mr. McCool is a graduate of Louisiana State University. Receiving an undergraduate degree in Finance, Mr McCool was also a member of the SEC championship Louisiana State University Tennis Team from 1975 to 1978.

After a short stint on the professional tennis tour, Mr. McCool relocated to Iowa as head tennis professional for the Sioux Racquet Club, Sioux City, Iowa. Over the next few years, Mr McCool developed the premier junior tennis program in the Midwest producing many college scholarship players and the overall champion of the Big 10 Women’s tennis conference. While in the mid-west, Mr. McCool and a partner acquired 3 large indoor clubs in the Midwest, through real estate limited partnerships created by Mr. McCool. These properties were converted into multi-functional athletic facilities in accordance with the emerging health and fitness trend.

After successfully achieving this repositioning, Mr McCool sold his interest in this venture and relocated to Houston in 1999 accepting a position as the real estate financial analyst with the Betz Companies in Houston, Texas. Being perhaps the largest private sponsor of real estate investments in Texas, The Betz Companies made numerous and substantial acquisitions under Mr. McCools recommendations. Over the period from 1991 to 1997, The Betz Companies acquired in excess of $300 million of income producing properties, based on Mr McCool’s analysis. In 1995, while still serving as financial analyst, Mr McCool was promoted to asset manager bring the leasing, property management and disposition activities under his supervision.

After a substantial period of success and company growth, Mr McCool left the Betz Companies and formed the EEM III Commercial Real Estate Group in 1997. This new company’s focus was the leasing and management of office buildings and retail shopping centers in the Houston region, primarily serving as agent/representative for property owners. Since that time Mr McCool has completed over 400 commercial real estate leases and the company’s performance as a management representative has been quite exceptional bringing attrition levels down and improving the asset’s performance above pro-forma estimates.

Serving as tenant representative for Cinergy Corp, one of the nation’ largest companies, Mr McCool successfully negotiated a 100,000 square foot lease on behalf of his client in one of Houston’s most prominent skyscrapers, 1100 Louisiana. At that time this deal was lauded as a major victory for the Tenant as the negotiated rate was well below the market rates for new leases at that time in the CBD.

Mr. McCool is a member of the St. Martins Episcopal Church, and an active volunteer of the American Red Cross. Professional designations include Certified Property Manager from the Internationally recognized Institute of Real Estate Management, CCIM candidate and in 1999 the EEM III Real Estate Group was recognized as the top suburban leasing company in the Houston region by the former BACA Landata Real Estate Information Group.
